The TBC Innovation Center works nationally to identify, test, and scale the models that expand access to capital, land, and education — and to embed them inside the institutions that shape who gets to build.

What We Do

The real estate industry systematically underutilizes talent. Emerging firms face compounding barriers — limited early relationships, uneven exposure to capital and land, opaque public processes, and institutional practices that favor incumbents. These barriers don't reflect a lack of capability. They reflect how the industry is built.

The Innovation Center exists to change that. We don't just point to the problem — we mobilize the financial institutions, public agencies, and trade associations that hold the keys, helping them redesign the products, processes, and pathways that decide who can participate.

We do this by pairing insight with implementation: surfacing what's working across the country, convening the people who can act on it, and working alongside institutions to turn proven ideas into deployed capital and executed projects. The result is a set of durable on-ramps into the real estate economy — and a field that is opening doors rather than reinforcing them.

  • Funding tools and financial partners that support emerging developers across the capital stack — from grants and loan funds to equity programs and investor-readiness resources.

  • Municipal models and policies that help local entrepreneurs access land and development opportunities, including public land processes, ground leases, land banking, and public-private partnerships.

  • Training programs, accelerators, fellowships, and technical assistance that build the knowledge, networks, and skills emerging developers need to succeed.

  • National convenings — virtual and in person — that bring leaders together to accelerate systems-level change. Our Capital Investors Summit, topic-area Forums, and the recurring Innovation Series seed new partnerships, pilot new models, and move real deals forward.

  • Structured advisory engagements that embed new practices inside real estate institutions. Our flagship Capital Lab helps financial institutions design, pilot, and deploy new capital products serving emerging developers.
